Almost every person who calls us has already tried something — a shop-bought spray, a general pest control visit, or both. Three weeks later the bites start again, and the conclusion is that nothing works on bed bugs.
The reason is the egg. A bed bug egg is about a millimetre long, glued deep into a mattress seam, a cot joint or a plywood gap, and it has a hard outer shell that ordinary residual sprays do not get through. A spray-only visit kills the adults you can see. The eggs sit through it untouched, hatch over the next one to two weeks, and the room is back where it started.
That is the whole problem in one sentence: adults die easily, eggs do not. Any treatment that does not deal with the eggs is buying you three weeks.
We work in two stages, on two visits, planned that way from the start.
Stage one — 100°C thermal steam. Sustained contact with steam at 100°C is applied slowly along mattress piping, cot joints, headboards, sofa folds and curtain hems. Heat travels into the fabric where a nozzle of spray cannot, and it acts on eggs and live bugs together. This stage uses heat alone; no product is applied during steaming.
Stage two — CIB-approved residual spray. Steam only works where the nozzle reaches. It cannot travel into a wall crack, behind a skirting board or inside an electrical conduit, and those are exactly the places bed bugs retreat to. A low-odour, CIB-approved formulation is applied at the correct dosage into cracks, joints and skirting — targeted placement, not open-surface fogging.
The 15-day visit. Any egg that survived the first round will have hatched by day 15, and the young bugs are then at their most exposed. The second visit is what breaks the breeding cycle. It is part of the price on this page, not an upsell.
A technician checks mattress seams, cot and headboard joints, sofa folds, curtains, wardrobe corners, skirting and switchboards, and maps where the bugs are actually living. There is no charge for this and no obligation to book. Bite marks alone are not enough to go on — skin reactions differ from person to person.
Before the visit you get a written list: what to declutter, what to bag, what to wash hot and what to vacuum. Preparation changes the result more than most people expect, because it opens up the hiding places the technician needs to reach.

We do not publish a per-room commercial rate. Floor area, room count and infestation level vary far too much between properties for a fixed figure to be an honest one, so commercial premises are quoted only after we have walked the site.
For residential jobs the final figure can move with the actual infestation level, the number of rooms needing treatment and the amount of furniture involved. That is settled during the free inspection, before work starts — nothing is added afterwards.

In Mumbai and Thane societies, bed bugs move between flats through wall cracks, shared plumbing ducts and electrical conduits. Treating one flat while the flat next door is infested rarely holds. Where we see that pattern we say so on the spot and recommend a coordinated society-level treatment instead of letting you pay twice.
Under-dosing leaves survivors and encourages resistance. Over-dosing exposes your family to product for no added benefit. Dosage is set against the infestation level found during inspection and against the product label — not by habit.
